BUILDINGS INSURANCE
We believe that there may be a possibility that the Freeholder and or Broadoak may have received a commission
payment from the insurance provider for the building insurance.
Each year we pay about £30,000 for the building insurance, we have NO choice of the insurance company that
we use and we have never seen any competitive bids.
There is a Class Action Law suit for the recovery of these commission and we recommend that you join the suit, its

UTILITY RECHARGES
We believe that Broadoak charges a commission when they recharge you for the use of gas and water! We have no idea
how much this commission is, Broadoak
have failed to reply to any questions we have asked about this. However, we believe that its is against the
regulations governed by
OfWat and
OfGen.
It is our opinion that we should ask BroadOak for a full refund of these charges backdated to 2011, when Broadoak
first started to take these commissions. You can contact us at

BROADOAK COMMISSIONS ON OTHER CHARGES
It has become apparent that Broadoak charge additional commissions on many other incidental charges such as
replacing carpets, maintenance to garage
doors, lifts and so on. We have asked Broadoak for details of these charges but once again they have failed to
respond to any of our
emails. We have contacted the Directors of Anglia (our management company owned by the Leaseholders), who also
appear to have no
knowledge of these charges even tho guidance by regulators suggests that these details are fully disclosed.

EGM 2025
At the recent EGM held on the 7th August the following resolutions were passed:
1. Samantha Axford was elected as a Director of Anglia Property Management Ltd.
It was decided that an additional Director was required to prevent deadlocks in Board meetings.
A recent board meeting resulted in a deadlock with two Directors voting to retain BroadOak and two voting to
explore alternatives.

2. Due to a confilct of interest one of the Directors was recluded for any votes regarding
Broadoak.
3. A resolution was passed that the board should look for alternatives to Broadoak, to become building
managers.
Broadoak will be asked if they wand to be included in the tender proccess
The board will attempt to get 3 tenders from Building Management Service companies.
